PROFESSIONAL ROOF EVALUATION

Know what you’re
dealing with.

A roof inspection should explain the condition, what deserves attention now, what can be monitored, and the options you have.

Understand the condition first.
Make the recommendation second.

FIELD DOCUMENTATION

SEE THE CONDITION CLEARLY

WHO CAN WE HELP?

The right information for the decision in front of you.

Every roof question begins in a different place. Select the situation that best fits yours, then see how The Roof Guy can help.

You do not need to wait for a leak to understand the condition of your roof.
Maybe you have noticed something that does not look right. Maybe the roof is getting older. Maybe you have had repairs performed in the past. Maybe a storm recently passed through. Or maybe you simply want to know what condition the roof is actually in.
We inspect the roof as a system, document what we see, then separate the findings into practical categories.

  • What needs attention?
  • What can be maintained?
  • What should be monitored?
  • What does not require action?

The roof can represent one of the larger potential expenses associated with purchasing a home.
A general home inspection may identify visible roofing concerns, but sometimes those findings need a closer look from someone focused specifically on roofing systems.
The Roof Guy can inspect the roof, investigate specific concerns, photograph relevant conditions, and help you understand their practical significance before closing.
Already have a home inspection report? Send it to us for a complimentary digital evaluation. If the report recommends that you “consult with a professional roofing contractor,” we can review the roofing findings and help determine whether an onsite roof inspection is warranted.

A roofing concern discovered during a buyer’s home inspection can quickly become part of the negotiation.
A pre-listing roof inspection gives you an opportunity to understand the condition beforehand.
We can identify maintenance items, document existing conditions, recommend repairs when appropriate, and give you a clearer picture of what a future home inspector may see.
If the roof is performing properly, having current photographic documentation can also be useful when questions arise later.

Knowing beforehand gives you more control over the conversation.

Roof questions can become transaction questions very quickly.
You should not have to diagnose a roofing condition for your client.
Send your client’s existing home inspection report for a complimentary digital evaluation, or refer them directly to The Roof Guy for an independent roof inspection.
We can review the reported concern, inspect when necessary, document relevant conditions, then explain the findings in language your client can understand.
The objective is straightforward: replace uncertainty with useful information while your client still has time to make a decision.

You are responsible for evaluating the home as a whole.
When a roofing condition deserves additional evaluation, your report may appropriately recommend consultation with a professional roofing contractor.

That is where The Roof Guy can step in.
Your client can forward the existing inspection report to us for a complimentary digital evaluation. We review the roofing observations and photographs already documented, then determine whether additional onsite evaluation is appropriate.
There is no need for you to diagnose beyond the scope of your inspection.

We provide your client with a roofing-specific next step.

Your client calls because they have a roofing question.
Maybe they are concerned about the age of the roof. Maybe they have noticed a leak. Maybe they need documentation. Maybe they simply do not know who to call without immediately entering a replacement sales process.
The Roof Guy gives you somewhere to send them.
We can evaluate the roof, photograph its condition, explain what deserves attention, and provide practical recommendations based on what we actually find.
Our role is roofing evaluation — not determining insurance coverage.

Your policyholder gets a roofing resource. You get somewhere useful to send the next roofing question.

Whether you are evaluating a potential acquisition or maintaining an existing property, roof condition affects the numbers. The Roof Guy can help establish the current condition of the roofing system, identify deferred maintenance, document existing concerns, and distinguish between immediate needs and items that can reasonably be planned for later.
For acquisition inspections, that means better information before committing capital.
For properties you already own, photographic documentation creates a useful condition record for future maintenance decisions.

Better information before committing capital. A clear condition record for future maintenance decisions.
PROFESSIONAL ROOF EVALUATION

What happens during the inspection?

A useful roof inspection is more than walking around the property looking for missing shingles. The approach depends on the property, roof design, accessibility, and the reason for the inspection.

DOCUMENTED EVIDENCE

Clear aerial and close-up photographs turn an inspection into a useful
visual condition record — not just a verbal opinion.

AERIAL PERSPECTIVE

FAA Part 107 drone operations

Andrew Buss holds an FAA Part 107 Remote Pilot Certificate for commercial drone operations.
Drone photography allows us to capture numerous aerial photographs from multiple perspectives, documenting individual slopes, ridges, valleys, penetrations, transitions, drainage areas, and the overall roof.
The drone does not replace direct observation when physical access is appropriate.

It provides another perspective.

ORGANIZED VISUAL RECORD

Organized photographic documentation

The Roof Guy creates an organized photographic record of the property. When we identify something worth discussing, we photograph it. That means you do not simply hear that there is a flashing problem, deteriorated pipe boot, previous repair, or area of unusual wear.
You can see what we are talking about.

The result is a visual snapshot of the roof at the time of inspection that can also provide a reference for future maintenance or inspections.

THE ROOF GUY APPROACH

Inspection first. Recommendation second.

The condition determines the recommendation — not the other way around.

  • 1
    Sometimes the answer is maintenance.
  • 2
Sometimes it is a localized repair.
  • 3
    Sometimes an improvement makes sense.
  • 4
Sometimes the roof is functioning properly with no immediate work necessary.
  • 5
Sometimes replacement is the responsible recommendation.

Know what’s going on first. Then decide what makes sense.

Know your roof.

Understand the condition before deciding what to do.
